iii.) Gazette: This excised portion is subsequently recorded in the government&#39;s official journal called the gazette. This is a recognized land title.

NB: A registered survey is not a title. Also, a&#39;freehold&#39; land isn’t a title as well. But a freehold and a registered survey is free from government acquisition and processing of C of O/ perfecting of the title is possible.
Per the land law, if land is not registered or the survey lodged in the Land&#39;s bureau and duly approved by the governor - through the C of O or allocation - you have no enforceable legal right over it.

A Gazetted land is a recorded excision. After a while, an excised portion of a land subsequently recorded in the government&#39;s official journal called the gazette. This is a recognized land title.
