How To Invest Safely and Wisely in Ibeju Lekki

All being said - just as in any society moreso in Nigeria, you need to perform your due diligence before investing in any property.
In our special case here in Lagos Nigeria - the locals (omo ni’ le), Real Estate Developers have special interest in Ibeju Lekki. Even the Lagos state government has designated this area as an urban area. The result is that stakeholders are taking advantage of unsuspecting investors and land owners so you should not be caught napping if you want to invest here.

Here is what you need to know

Jun 18, 2014 - The Lagos State Government Wednesday issued Certificates of Occupancy (C of O) for 750 hectares of land in the Lekki Free Zone area to two Development Associations representing communities within the zone saying it is in fulfillment of the Memorandum of Understanding (MOU) signed between Government and the communities towards the development of the Free Zone.
The communities, who were represented by their associations were the Epe-Lagoon Area Development Association which got a certificate for 375.03 hectares and Lekki Coastal Area Development Association Resettlement Community which also got C of O for 375.09 hectares.
These two development associations; Epe-Lagoon Area Development Association and Lekki Coastal Area Development Association resettlment community own C of Os to most of the land around the Dangote and the Deep Seaport Free Trade zone axis as compensation from the government.
At such You mostly would need to be dealing with Lekki Coastal/ Epe Lagoon Association if you want to get truly genuine land in this axis. It also goes without saying that you should only ever be looking for land with a C of O or Gazette in Ibeju Lekki. But the thing is that, most families, that are already part of this afore mentioned associations, go ahead to sell land separately to individuals and developers - outside of the agreements. The worst hit is the Oshoroko and Origanrigan villages. Especially along the free trade zone expressway/ refinery road.

Some families sell and resell land they individually do not have the power of attorney over (even though technically they might have owned it at some point).
The Global C of O to request for - if you want to buy property in this Dangote refinery axis should be in the name of the association that signed an MOU with the Lagos state government not one family.
Most of the so-called cheap land in this axis actually are so because that is neither the true value of the land - nor do they have the verified documentation for the land.
But it is not all bad news; some parts of the land farther away from the refinery axis do not fall under the resettlement scheme. Also, land in the Lekki-epe corridor generaly tend to have less of this particular issue.
But whatever is the case, please you need to do your due diligence! Don't just accept documents, make payments and sign contracts before doing some due dilligence.
