Lekki Phase 1
Lekki Phase 1 is a well planned and mapped-out residential scheme by the Lagos state government. It is located in the Eti-Osa Local Government Area of the State. The area now known as Lekki Phase 1 was formerly known as Maroko, a slum before it was destroyed by the Raji Rasaki led Lagos State military Government.
Today, Lekki phase 1 is considered to be one of the most expensive places to live in Nigeria. It currently has a reputation as an area with some of the most expensive real estate assets in Lagos State. The properties in Lekki phase 1 are expensive due to high demand (for both commercial & residential purposes) and proximity to the Victoria Island / Ikoyi business districts.
Lekki Phase 1 is a fast-growing neighbourhood known to have lots of spots for recreation and leisure. The area is also very commercial with lots of business outfits including restaurants, shopping malls/plazas, boutiques, hotels, etc. Recreation centers in Lekki Phase 1 include Fun Factory for Kids, Lekki Tennis Club, Lekki Waterside, Funtopia Leisure Resort, Funturf, Flamingo gaming, play barn for kids.
ADMIRALTY WAY
The most popular road in Lekki Phase 1 is Admiralty Way – it is the longest road, approximately 70 to 80 km long, and links to different parts of Lekki Phase 1. The entrance is popularly known as Lekki bus stop, at the 1st roundabout along The Lekki Epe Expressway. Admiralty way hosts some of the biggest investments in Lekki Phase 1 and harbors many businesses such as schools, churches, restaurants/eateries, hospitals, eye clinics, pharmacies, banks, fitness centers, etc., as well as a Police post, a fire station, and postal service. Prominent shopping malls in the area are Prince Ebeano supermarket, Daytona supermarket (offers 24hr service), Samit mall. Admiralty way also boasts of relaxation lounges such as Sailors lounge (the first floating bar in Nigeria), Bay lounge, etc.
FREEDOM WAY
Freedom way is off-Admiralty, at the end of Admiralty way. It leads to the 3rd roundabout of the Lekki – Epe Express (Ikate bus stop). The popular Dome Church is located along Freedom Way.
ADEWUNMI ADEBIMPE DRIVE
Adewunmi Adebimpe Drive is located at the 2nd roundabout, popularly known as Maruwa Bus stop. Most of the streets link to several parts of Lekki phase 1. The end of the drive is a T-junction – going right leads to the Lekki Central Mosque & the 3rd roundabout (Ikate); going left leads to Dowen College Lekki & Admiralty Way. You can manoeuver a major traffic on the Lekki-Epe Expressway by going through this route. Mobolaji Johnson Place (an estate which served as a military guesthouse in the 90s, and has now been modernized) is located along this drive.
Mobolaji Johnson estate offers electricity from 7pm-7am with a service charge of approximately ₦60,000 a month. It is fully fenced, with trained security guards. Non-residents have to call the resident before permission is granted.

Land- ₦170,000 per square meter
3 bedroom flat & Apartment – ₦50 million– ₦70 million
4 bedroom flat & Apartment- ₦60 million – ₦100 million
4 bedroom terraced duplex- ₦60 million – ₦120 million
4 bedroom semi-detached duplex- ₦100 million – ₦170 million
5 bedroom fully detached duplex- ₦170 million – ₦300 million

Security In Lekki Phase 1
If you intend living in Lekki phase 1 and need a bargain deal for a property, it’s best to buy one of the older houses and then remodel it to your taste. Most of the newly built residential houses in Lekki phase 1 are quite expensive.
Many parts of Lekki phase 1 are becoming commercial, as it provides a cheaper alternative to Victoria Island for businesses seeking a prime location.
SECURITY IN THE ESTATE
There are no security posts within Lekki Phase 1, the entrance is gated but there are no security checks for pedestrians or motorists entering and exiting the neighbourhood.
Also, many armed robbery attacks in Lekki phase 1 have involved the criminals coming and leaving via the lagoon. A popular example is that of the bank robbery that took place along Admiralty way back in 2015. However, estates within the neighbourhood are quite secure.

TRAFFIC ADVICE

There is hardly any traffic heading to Victoria Island or Ikoyi from Lekki Phase 1, except for occasional traffic at the toll gates, or along the main Admiralty way in Lekki Phase 1.
It takes about 5 minutes to get to Victoria island or Ikoyi from Lekki Phase 1. For those who don’t want to pay the toll fee, there is also the alternative route that passes through Oniru, though this route usually has more traffic as the road is a bit narrow in some areas. Driving to Ikoyi from Lekki Phase 1 has been made easy by the Lekki-Ikoyi link bridge.
Lekki Phase 1 has its own shuttle buses for movement within the scheme, as regular commercial buses are restricted in the neighbourhood. Motorcycles are allowed only on the major road.
