10 Reasons To Buy Land For Sale in Eleko Junction - Gracias Morganite and Delight Estate

Eleko junction is a very strategic location. Eleko junction is an intersection between the highly industrialized Ibeju Lekki that leads to Amen Estate, several private beaches, the four free trade zone divisions including the dangote refiney and the peaceful highly residential Epe local government of lagos with tons of residential estates, institutions of learning, resorts and solid infrastructure.
If it isn't already in your portfolio here is why you should start thinking of investing in Eleko junction and its environs/axis.
1.) Construction of 6 lane highway from Eleko junction through Alaro city to Epe T-junction
The Governor of Lagos state, Babajide Sanwo Oolu flagged off the first phase of the expansion on the Lekki-Epe Expressway last November 2021.
The first phase of the road expansion is a 18.7 kilometre 6 lane rigid pavement carriageway that begins from eleko juntion in Ibeju Lekki to Epe T junction, Epe.
It consists of three lanes in each direction of the road, with a dedicated lane for heavy moving trucks.
At the time of the Governor’s inspection in January 2022, the contractor had completed a stretch of 3km lane from Eleko Junction inwards Epe, while the right-of-way for the entire project has been fully cleared.
Some features on the already completed stretch, include drainage channels, kerb and segregated lane for heavy-duty vehicles.
The second phase of the project, which will start later this year, stretches 26.7Km from Eleko Junction to Abraham Adesanya Junction in Eti-Osa axis. This construction is a precursor to the popular 4th mainland bridge.
The construction of the 6-lane Ibeju-Lekki-Epe expressway will be completed and commissioned by the first quarter of 2022.
This is a wonderful time for road infrastructure in Ibeju Lekki and it all starts from eleko junction.
Soon, owning a property along the Lekki-Epe expressway Ibeju Lekki axis would be like owning valuable real estate like Shoprite jakande mall/Shoprite Sangotedo.
That is why if you have an opportunity to own property by eleko junction, you should jump at it.
2.) Directly Facing Lekki Epe Expressway
Not only is the fact that eleko junction intersects Ibeju Lekki and Epe; eleko junction is just by Lekki Epe expressway.
This is a good thing for several reasons; the perfect access road, (literally cannot get a better access road), means ease of movement.
When the refinery and other industries and factories in the free zone start-up there will be massive thoroughfare. If you live or work deeper down in Ibeju Leki environment; you would need to try to get off Free trade zone expressway and the navigate by massive trucks and machinery before linking to Lekki Epe expressway.
Although the planned 8-10 lane coastal road will tackle this - pending on when this is completed, there will be some stain from thoroughfare from the petrochemical industries and other factories.
But because your property is along the expresway, you just need to drive or walk out and you are at Lekki-Epe expressway and you are good to go.
Avoid massive traffic, thoroughfare and easily link to Epe, Lekki or inside Ibeju Lekki these are some of the benefits of owning a property here.
3.) Safest Title: Government Allocated C of O
Idera Scheme, just before Eleko junction was set apart largely for development per the Lagos state blueprint.
The land was then sold/allocated the land to two major developers: Gracias Global Limited and Numero Homes.
There are two major verified properties in eleko junction axis;
The Lagos state government several times within the past few years and even this year 2022 has demolished shanties along the Idera housing scheme - allocating land directly to real estate developers as this is a residential area like the state masterplan shows.
The government intends for housing estates in this area. So not only is the land free/not commited for government acquisition, the survey/red copy indicates the title has been perfected - C of O.
So if you buy land here you would be buying the safest type of property in Lagos.

5.) Proximity To Epe
Since a 6 lane highway highway links Epe to Eleko junction, the industrialization of Epe, the residential estates and the agrarian economy has easy and seemless access to Lagos island through Eleko junction.
This place is central and pivotal to many activities, movements and investments from Ibeju Lekki to Epe.
Alarocity has catalysed investment and residential estates in Epe in hundreds. So commercial activitiy between Epe and Ibeju Lekki would have as its nucleus - Eleko junction.
Other amazing projects like Isimi Lagos, Dukia Africa are also in the vicinity.
Dukia Africa is touted to be the biggest resort estate in Africa when completed.

6.) Proximity To Lekki International Airport - The Only Airport in Lagos Island

It will be designed to cater for the Airbus A380, making it a Code F compliant airport.
To cost well over $400million, the development of phase 1 of the airport, includes an airport terminal building, air traffic control facilities, airfield ground lighting, and navigation air and aircraft ground services.
Do you know the strain this airport would reduce from the Ikeja based sole international airport in Lagos? Alot of people in the Lagos island/ Ibeju Lekki would want to use this airport instead of going to the airport in mainland Ikeja.

7.) Proximity To Talent City in Alaro City
Talent city would be a one-stop residential estate for tech and IT talents in Lagos Nigeria and surrounding states.
