<h2>History of Eko Atlantic</h2>
<p><a href="https://ownahome.ng/blog/eko-atlantic-city-lagos-all-you-need-to-know/">Eko Atlantic City</a> was birthed in 2003 as a solution to environmental hazards arising from the perenial flooding of the Lagos bar beach. 
For many years, The Lagos Bar Beach had developed a reputation for overflowing its banks and claiming lives and property. Many times, the Ahmadu Bello Way, the road closest to its banks, was closed for safety reasons. Studies showed that between 8-14 metres of beachfront were eroded annually along bar beach .</p>
<p>The project was to be privately funded by South Energyx Nigeria Limited – the developers and city planners, a subsidiary of the Nigeria-based Chagoury Group of companies – working in strategic partnership with the Lagos State Government and supported by the Federal Government of Nigeria.</p>
<p>In 2008, the construction of the new city began. As of May 2009, while the site was being dredged, about 3,000,000 cubic metres of space were sand-filled and placed in the reclamation area, while about 35,000 tonnes of rock were delivered to the site.</p>
<p>Presently, 6,520,000 m² of land (out of the estimated 10,000,000 m²) has been reclaimed, with the Great Wall of Lagos having reached 6.8 km in length (the total length of the Wall will be 8.6 km). </p>
<p>It is almost 20 years later and infrastructural development has achieved substantial completion in Phases 1 and 2 (both phases total a combined area of 5,000,000 m²), with a high portion of the road network already defined; with kerb lines and block paving together with sidewalks, street lighting and planted trees.</p>
<p>Infrastructural development in phase 3 is also underway and 14 major bridges are fully complete. Utility services comprising stormwater drainage, sewer drainage, water supply, electrical power distribution and fiber-optic cable network for IT services are in full progress alongside roadworks.</p>
<p>Eko Atlantic is entering the next and final phase of its land reclamation efforts and the sand-filling process for phase 4 of the project will commence immediately after the completion of phase 3 and extend towards its designated area. The construction of infrastructure and buildings is progressing steadily across phases 1 to 3.</p>
<p>Despite These Great Strides and enormous progress Nigerians with functional structures like the Eko pearl Tower, Azuri Peninsula, Eko Energy Estate among others, many Nigerians believe it is still a largely failed project as enormous portions of the city remains empty and not fully functional. Many proposed projects are still in the conception stage and haven’t even broken ground. Alot more land is still available and usold.</p>
<p>Let’s explore some of the reasons why this is largely the case and Eko Atlantic has remained empty all these years.</p>
<h2>5 Reasons Eko Atlantic is Still Empty</h2>
<p>1.)It&#39;s Very Expensive: The cost of a plot of land is dependent on its size and location. Land is sold per m². Plot sizes in Phases 1 and 2 starts from approximately 2,200 m² and prices per square metre within this phase starts from $1,150. In Phase 3, land within this phase starts from approximately 1,200 m² mainly for low-rise residential houses where the land prices are at $1,050. There is no maximum capping on the amount of land that can be purchased. Each plot of land can be used for a residential or commercial development or a mix of both - as Eko Atlantic is designed to be a mixed-use city. It is important to bear in mind that plots in Phases 1 and 2 have been created to accommodate mid to high rise buildings and in Phase 3, some plots have been created to accommodate single residential dwellings and low-rise developments. Land in the marina district can even go as high as $30,000 per square metre. 
This may be the major reason why investors are shying away from this project as it seems to be at the upper section of the market.</p>

<li>) No payment Plans: Coupled with how expensive land is in <a href="https://ownahome.ng/blog/eko-atlantic-city-lagos-all-you-need-to-know/">Eko Atlantic</a>; they do not seem to have a flexible payment plan where investors can put in an initial depost and spread the rest over a long time frame. This means you need to have the entire cash upfront and very few people can make the entire commitment of at least $1million in one sitting!</li>
</ol>
<p>3.) Too big to handle: Couple with the pricing, <a href="https://ownahome.ng/blog/eko-atlantic-city-lagos-all-you-need-to-know/">Eko Atlantic</a> might just be too big to manage for a lone private firm like SouthEnergyx. How do you manage and deliver a project of 10million sqms? Even Though You could make the case for eko atlantic - located at the central business district and ocean  facing - but do some quick maths, at least $1000 per sqm, 10million sqaremetre of land would equal $10billion dollars in land sales alone. Bear in mind land costs way more than that. 
Then you factor infrastructure. Who can fund it? For context Nigeria is currently seeking $1.5billion from Worldbank by year end 2023 to shoreup its economy. How possible is it that just one project would attract a $10billion investment excluding infrastructure?</p>
<p>4.)Mounting debt by developer SouthEnergyx: Following from the above, insider reports allege that mounting external debt by the developer has made it impossible for infrastructural development to proceed at the required pace. Coupled with Nigerian’s foreign exchange woes over the past 8 years; servicing those debts and moving forward with infrastructure development in such a large portion of land may as well be an undertaking doomed from the start. This will explain the slow pace of work. </p>
<p>5.) No development timeline guideline for investor: Finally, <a href="https://ownahome.ng/blog/eko-atlantic-city-lagos-all-you-need-to-know/">Eko Atlantic</a> has a very lax policy on development. Investors can purchase land and choose to allow it sit for however long they so choose. This means that you cannot predict development and it might encourage land speculation as developers or investors might buy and hold off development as long as possible.</p>
<p>So you can see 5 of probably the many reasons why the <a href="https://ownahome.ng/blog/eko-atlantic-city-lagos-all-you-need-to-know/">Eko Atlantic</a> project; conceived since 2003 hasn’t been nearing progress or completion with the goal of 300,000 residents and 200,000 daily commuters. </p>
<p>But what many people do not realize in the value of <a href="https://ownahome.ng/blog/eko-atlantic-city-lagos-all-you-need-to-know/">Eko Atlantic</a> city is that, it is special economic zone: a freezone, so all investors get freezone benefits like: </p>
<ul>
<li>Zero withholding tax on dividends.</li>
<li>Zero corporate income tax on free zone income.</li>
<li>Zero VATs on purchases made within the free zone.</li>
<li>Zero custom duities on imports</li>
<li>Exemption of Fx controls and de-dollarization policies.</li>
</ul>
<p>This is the reason why Eko Atlantic is a dollar market. And another Freezone area in Lagos that seems to be doing much better than Eko Atlantic is Alarocity at Ilamija before Epe Lagos state.</p>
<p>In contrast to why Eko Atlantic city seems to be failing; these are the exact opposite reasons why <a href="https://ownahome.ng/blog/all-you-need-to-know-about-alaro-city/">Alarocity</a> seems to be doing better</p>

<p>2.) Payment Plan: Alarocity also offers a generous payment plan with an initial deposit of as little as 10% initial deposit to 30% initial deposit and spread the rest over at high as 30months.</p>
<p>3.) Only 2000 hectares: Alarocity is only 2000 hectares; divided into 5 phases. The first phase has already been sold out and this seems to be more manageable than 10million sqm which is the total size of Eko Atlantic.</p>
<p>4.) Debt free: Alarocity is made up of wealthy owners, some of which are CEOs of 500 fortune companies. This project is being sponsored by the private owners with zero external debt. They&#39;ve already put in $250million into this deal. Infrastructure is goin ahead at a fast pace which includes the main boulevard.</p>
<p>5.) Development timeline for investors: Alarocity has a contract in their term sheets that gives investors a timeline of 12 months to 24 months after making full payment to start developing their land. This means investors cannot speculate of just seat on land for years without development; which means the development keeps growing and moving at a fast pace</p>

<h1>$900 Lekki International Airport Approved</h1>
<p>The Lekki International Airport idea that started 11 year ago - since 2011 is finally coalescing as an announcement by the  Honourable Minister of aviation. The minister Hadi Sirika handed over the approval for the construction of the Lekki Epe International Airport at the Lagos Economic Summit on Tuesday 11th October 2022.</p>
<p>The approval was personally handed over to governor of Lagos, Babajide Sanwo Olu who praised the move as one to ‘transform Lagos’.
This was part of the 30 years Lagos state development plan, launched at 9th Ehingbeti Summit. This plan takes effect from 2022 to 2052.</p>
<p>But what is the history of the Lekki international airport  and the journey to this point being like?</p>

<h2>2011 the plans for the airport is first announced</h2>
<p>The $450million Lekki international airport project is announced. To be located in Epe in a total of 3000 hectares, it would have a 5 million yearly passenger capacity for the first phase. </p>
<p><a href="https://businessday.ng/exclusives/article/investors-elude-450m-lagos-lekki-international-airport/">Four rated firms</a> had been working with Lagos State as consultants on the airport project. </p>
<p>They include; Arup, a firm of consultant engineers, designers, planners and technical specialists; Norton Rose Fulbright, a global legal firm with 54 offices worldwide; Stanbic IBTC Capital, a member of Standard Bank Group, one of Africa’s largest banking groups, which was appointed sole financial adviser, and Banwo &amp; Ighodalo, a Nigerian based law firm.</p>
<p>Ayo Gbeleyi, a former commissioner for finance under Fashola, said the state government would be providing the land and other complementary infrastructure, while the eventual preferred bidder with whom a concession agreement would be signed, would undertake the construction of the airport on a Design, Build, Finance, Operate and Manage (DBFOM) basis, under a competitive tender process, and in accordance with international best practices.</p>
<h2>2014 Initial investors pull out Fashola cites delays, claims it’s been fenced</h2>
<p>Initial investors pull out, citing social and political issues. Lagos State Government were unable to talk new investors into the project in spite of several foreign trips and trade exhibitions embarked on. Fashola assures that it is because they plan for it to be in the highest quality possible</p>
<h2>2015 Ambode comes on board</h2>
<p> With the handover to Governor Akinwunmi Ambode on May 29, 2015, it was expected that the new government would re-double effort in the pursuit of the realization of the multi-billion naira infrastructure but they hit a couple of snags along the way.</p>
<p>Due to local <a href="https://www.pulse.ng/business/everything-you-need-to-know-about-the-new-lekki-epe-international-airport/9l10zzc">landowner opposition</a> to the land acquisition process, the state administration had to return some of the land it had bought to 98 local villages - some of which had been purchased for a planned perimeter road. </p>

<p>Delays in investors committing to the airport financing also continues.</p>
<h2>2022 Approved Again!</h2>
<p>A decade later the project was approved once again by the Federal Executive Council. Now The entire airport infrastructure will be sited on 3,500 hectares, with the first phase of the project estimated to cost $900 million. This is an extra 500acres and and extra $450 from plans in 2011.</p>

<h2>Ehi Ogbebor&#39;s Success Story</h2>
<p>Ehi Ogbebor is the founder of sayeveth interior and hotel - one of the biggest interior design companies here in Nigeria. </p>
<p>She started her career after she got suspended from her day job. </p>
<p>After several years of working and building the brand she has become the go-to person for luxury interior decor in Nigeria.</p>
<p>she had a goal to hire clients from commissioners to speakers of assemblies to folks in the higer class. </p>
<p>The apogee of her craftsmanship was buying a million dollar home as a
birthday gift to herself.</p>
<p>She coompletely did the interior work herself to show people what she&#39;s capable of. Her house as a mini showroom a proof of work for her abilities.</p>
<h2>Ehi Ogbebor&#39;s Background</h2>
<p>Ehi&#39;s background was somewhat privileged - she went to a good school. Her dad was very particular of that. But school had no particular impact on her career. </p>
<p>Doing interior design was something she always wanted to do since 16. She would walk into a space and mentally rearrange it.</p>
<p>She would later become passionate about her hobby that became a full-blown career.</p>
<p>Ehi lost her dad in 2009. </p>
<h2>Moving to Lagos</h2>
<p>When Ehi Ogbobor moved to lagos in 2007 - she didn&#39;t have enough funds to start anything and didn&#39;t so she joined an insurance company.</p>
<p>Her dad&#39;s death affected her a lot and work suffered severely. By 2010 she got suspended from work after issues with her boss and chose to start chasing her dream.</p>
<p>When she left, she had saved enough money to float her own company so
started with the basics like curtains, paintings, beautification - the foundation of interior design.</p>
<h2>Ehi Ogbebor&#39;s Big Break</h2>
<p>Ehi&#39;s big break came when she landed a contract to furnish a four thousand square meter home owned by an undisclosed nigerian citizen - A massive 11 living room house.</p>
<p>She was scared when approached for the project after doing a smaller project earlier that impressed him.</p>
<p>So took to his village house in Imo state passing a lot of water to get there.</p>
<p>At the time, she didn&#39;t have that much staff strength then - not even up to 10 so it took over a year to complete that project; even over christmas and new year - and we did a great job. </p>
<p>It was the year 2012 she became a multi-millionaire from designing interiors. </p>
<h2>Opening Her First Store in VI</h2>
<p>When Ehi Ogbebor decided to open her first store; she wanted to do it big so she chose the location to be in Victoria Island.</p>
<p>She sent out invites to everyone she knew; the creme de la creme of the society - even Wizkid was invited.</p>
<p>A week to the opening her two conatiners were still stuck in the ports. </p>
<p>I contemplated cancellling the event and quitting the business. </p>
<p>She was visiting the ports 3 a.m, sleeping at the ports in the car - it was a horrible ordeal.</p>
<p>The goods were there for three months acquiring so much demurage daily. </p>
<p>After that experience she decided that she would brave whatever shallenges the business throws at her.</p>
<p>She decided to buy a small house and i design it herself.</p>
<p>She then began prospecting for referrals. Her house served as a
mini showroom and got her loads of references. 
It made her very unique.</p>
<p>It was the talk of the town and when she posted it on her birthday -  it  went viral!  </p>
<h2>Ehi&#39;s Source of Inspiration</h2>
<p>Ehi claims that she doesn&#39;t like to repeat designs because she believes that every individual is different in their own ways.</p>
<p>Her inspiration first of all is that she has to meet the client to ascertain their tastes. That&#39;s always her frst step.</p>
<p>Then the next important thing to for her is to work with colors - know what colors clients like and what colors they can&#39;t stand.</p>
<h2>Ehi Ogbebor&#39;s $1million Home in Pinnock Beach Estate</h2>
<p>Ehi knew what she wanted in a house and gave herself a year to actualize it. She planned to start it in 2018 her schedule was tight all year.</p>
<p>By 2019 she acquired land in <a href="https://ownahome.ng/blog/pinnock-beach-estate/">Pinnock Beach Estate</a> and by 2020, immediately the Covid 19 lockdown started she started putting in the work as everybody was at home. </p>
<p>She finished it in a year! The news broke on the internet; &quot;35 year old woman gifted herself a home!&quot; </p>
<p>The design process went something like this: she sat down with her
architect. They had previously done a paid design but it didn&#39;t cut it - more of a 70s feel. So she rejected it.</p>
<p>Her vision for the exterior look was a very strong classic; the white
house kind of classic. </p>
<p>She went abroad and bought all the finishings; took all the dimensions, the floorings. The only thing she did locally were the  ceilings. Every other thing were bought and shipped from abroad.</p>
<p>After the shipped goods landed - work went on so fast because - all that was done was; empty the containers and immediately start work.</p>
<p>Three months after she went abroad again and brought in everything for the interior; kitchens closets etc.</p>
<h2>Ehi Ogbebor&#39;s Biggest Business Challenges</h2>
<p>&quot;Artisans, masons, woodwork guys and other creators most times have little to no formal educational so working with them to make them understand the vision can feel very daunting&quot;, she said</p>
<p>&quot;Capacity building in even formal staff is a challenge; it almost feels like you&#39;re training over again and then after you have struggled to do so; they leave!&quot;, she continued. </p>
<p>Dealing with the clients is another challenge she revealed because you have to study and master the act of emotional intelligence and how to manage clients and when to let go.</p>
<p>&quot;There is the issue of quality&quot;, she said. &quot;We can&#39;t sell everything so we have to deal with other contractors and subcontractors and they sometimes compromise on quality.&quot;</p>
<p>The biggest challenge she identified though was; clearing their things from the port - it a long painstacking, overly expensive and corrupt process.
&quot;Clearing prices fluctuates week on week. Then you have to carry your clients along&quot; she said.</p>
<h2>The Journey So Far</h2>
<p>It&#39;s over 13 years - well more than a decade and she says that these three things really worked for her;</p>
<ul>
<li>Being very consistent.</li>
<li>Quality assurance - making sure that she had returning clients.</li>
<li>Persistence in trying to gather the right team.</li>
</ul>
<h2>International vs Local Content</h2>
<p>She sources most stuff abroad but she also has very good carpenters in Ota. Her company has a factory in Ota as well. But fabric, accessories are sourced abroad. </p>
