<h2>Deed of assignment</h2>
<p>A deed of Assignment is an Agreement between the Seller of a Land or Property and a Buyer of that Land or property showing evidence that the Seller has transferred all his rights, his title, his interest and ownership of that land to show that the buyer has just bought land.
The person or Seller who transfers his rights or interests in that property is usually called the Assignor and the person who receives such right or interest from the Seller is called the Assignee.
A Deed of Assignment therefore is an Agreement where an assignor states his promise that from the date of the assignment or any date stipulated therein, the assignor assigns his ownership in that Land to the assignee. The deed contains very pertinent information for a real estate transaction. For one, it spells out the date when the ownership of the property transfers from one owner to the other. The deed also gives a specific description of the property that is included in the transfer of ownership. To give a deed of assignment legal backing, it must be registered at Lands registry.</p>
<h2>Registered Survey</h2>
<p>This is a document that shows the particular area of a land that belongs to an individual after he/she has either purchased/allocated to or transferred ownership of the land. It can also be called the geographical map of a person’s land, showing the exact location of the land. Once the survey is done by a Surveyor, it must be registered at Surveyor General&#39;s office to give it the necessary backing. There is a red or record copy of a survey and also a blue copy of a survey. The red or record copy is the survey plan that has been registered at the Surveyor General&#39;s office. 
A survey plan will tell you if the land in question is under Government acquisition or its free from all encumbrances. It&#39;s advisable that you still chart the survey at lands department in Alausa to confirm if truly it is free from Govt acquisition or any form of encumbrances. </p>
<h2>Excision</h2>
<p>Under Nigerian law, all lands falls under the supervision of the state Governor. A land can either fall under committed land or global acquisition. Just like I said earlier, all lands belongs to state government in Nigeria, hence the word global acquisition. Lands that fall under &quot;committed&quot; means the land has been designated for a future use by Government, it could be for a state hospital, school etc, so it&#39;s not advisable to buy or sell any land that falls under committed as it will never be released by Government at any point. 
For a land that falls under Global acquisition, a family, or individual can apply to the state to excise (sort of carve out) a portion or expanse of a land to him or her. Once the excision is approved, it means the land has been released by the state.</p>
<p>Other titles include:</p>

<li>Gazette.</li>
<li>Certificate of Occupancy.</li>
<li>Governors Consent.</li>

<p>A survey plan is a document that proves identity of a parcel of land stating the; </p>
<ul>
<li>location</li>
<li>size</li>
<li>shape</li>
<li>owner</li>
<li>title</li>
<li>any other physical feature</li>
</ul>
<p>Conducting a land survey is a key part of due dilligence you perform before investing in a property.
A survey plan is one of the documents you will be required to have when you are trying to ratify or regularixe your title in the state land registery.
The official process of filing a survey plan is done by a registered surveyor and they are usually two documents filed in the process:</p>
<ol>
<li>Red Copy</li>
<li>Blue Copy</li>
</ol>
<p>A registered survey can only  be filed by a registered surveyor but this is how you can do it yourself to confirm the veracity of the ownership of any property.</p>
<ol>
<li><p>Visit the Property: You must ensure that you get to the property physically. This will enable you to perform your DIY (Do It Yourself) survey.</p>
</li>
<li><p>Get the co-ordinates of the Property: Every place on earth has a unique set of co-ordinates. It is measured in latitude and longitude.
You can use are GPS device or even your mobile device to get these co-ordinates. 
Check your Play store or Apple Store for apps that can get co-ordinates with real time data from your location.</p>
</li>
<li><p>Use the co-ordinates of the place and file a land search at the land registry at Alausa to confirm the status and ownership of the land.</p>
</li>
</ol>
<p>This should by no means replace a proper survey search by a registered surveyor but you should do your own due dilligence on any property you are about to purchase and even confirm to start with that the survey in your deed has the correct co-ordinates.</p>

<p>In our special case here in Lagos Nigeria - the locals (omo ni’ le), Real Estate Developers have special interest in Ibeju Lekki. Even the Lagos state government has designated this area as an urban area. The result is that stakeholders are taking advantage of unsuspecting investors and land owners so you should not be caught napping if you want to invest here.</p>
<h2>Here is what you need to know</h2>
<p>Jun 18, 2014 - The Lagos State Government Wednesday issued Certificates of Occupancy (C of O) for 750 hectares of land in the Lekki Free Zone area to two Development Associations representing communities within the zone saying it is in fulfillment of the Memorandum of Understanding (MOU) signed between Government and the communities towards the development of the Free Zone.</p>
<p>The communities, who were represented by their associations were the Epe-Lagoon Area Development Association which got a certificate for 375.03 hectares and Lekki Coastal Area Development Association Resettlement Community which also got C of O for 375.09 hectares. </p>
<p>These two development associations; Epe-Lagoon Area Development Association and Lekki Coastal Area Development Association resettlment community own C of Os to most of the land around the Dangote and the Deep Seaport Free Trade zone axis  as compensation from the government.</p>
<p>At such You mostly would need to be dealing with Lekki Coastal/ Epe Lagoon Association if you want to get truly genuine land in this axis.
It also goes without saying that you should only ever be looking for land with a C of O or Gazette in Ibeju Lekki.
But the thing is that, most families, that are already part of this afore mentioned associations, go ahead to sell land separately to individuals and developers - outside of the agreements. 
The worst hit is the Oshoroko and Origanrigan villages. Especially along the free trade zone expressway/ refinery road.</p>
